DA/2021/0086 DAVENTRY – Demolition of existing garage. Construction of side extension including front roof lights and rear dormer to form habitable rooms in roof space – 8 The Rowans


The Principal Planning Officer outlined the application for the construction of a two-storey and single-story extension to the property and the demolition of the garage. There had been considerable amendments made to the original application and Daventry Town Council had subsequently withdrawn their objections and had advised that they would not be speaking at the meeting. It was now proposed that dormer windows would only be installed at the rear of the property not at the front. It was considered that the impact on the neighbours would be limited and that the proposal was not out of keeping with the street scene. The property was staggered in relation to the adjacent property so any loss of light would be minimal. It was highlighted that the applicant could exercise their permitted development rights and install the rear dormer windows without the need for an application. The neighbouring property had installed rear dormer windows in the past.


Councillor Wendy Randall, the local ward Member, stated that she had called-in the application as the original application had been considered to be an overdevelopment of the house. The cul-de-sac had been aimed at the over 60s when it had been developed originally and the road was very narrow. However following the amendments made to the plans the objections from the Town Council had been withdrawn.


Councillor Peter Matten proposed that the application be approved, this was seconded by Councillor Alan Chantler and on being put to the meeting was declared carried unanimously.
